Why cedar
Walk any lane in East Hampton Village, Amagansett or Sag Harbor and the roofs are wood: silver-gray, weathered, quiet. Cedar is the architectural signature of the South Fork, and the reason is not sentiment. Western Red Cedar is light, naturally rot-resistant, insulating, and it weathers to the color the whole region is built around. In the Village of East Hampton's four historic districts a new wood-shingle roof is specifically exempt from Design Review Board review, which tells you how settled the expectation is.
The case against it is also real: it is a wood product on a roof by the ocean, and it needs care.
Shake or shingle
A shake is split from the log (hand-split, or taper-sawn on one face): thick, textured, with a deep shadow line. A shingle is sawn smooth on both faces: thinner, flatter, more uniform. Most of the Hamptons' older houses carry shingles; shakes are common on larger, newer houses. Shakes cost more and, because of their rough surface, are installed with an interlayment of felt between courses over a breathable underlayment or spaced sheathing.
What it costs
- General cedar, Long Island 2026: $900–1,620 per square installed
- Premium hand-split shake with breathable underlayment: $1,600–2,800 per square
- A 30-square roof: roughly $27,000–48,600 in the general range; premium shake can approach $84,000
Published sources disagree by about two to one on cedar, depending on grade, thickness, treatment and how the roof is vented from below. Treat a single cedar number as a flag; ask for the specification.
How long it lasts
The honest range is 20–40 years. The Cedar Shake & Shingle Bureau cites 30–40 as typical and up to 50 with good maintenance. Pressure-treated cedar lasts longer than untreated, though no source gives a clean figure for the difference. Where a given roof lands depends on four things:
- Exposure. Oceanfront and open-field roofs (Montauk, Sagaponack, Napeague, the ocean lanes) sit at the short end. Their metal, flashing, fasteners and gutters, usually fails before the wood.
- Shade. Roofs under heavy tree cover (Northwest Woods, Springs, north of the highway in Bridgehampton and Water Mill) hold moss and debris, which hold water against the wood.
- Ventilation from below. Cedar must dry from both sides. Shakes nailed tight to solid sheathing over felt rot from underneath; a breathable underlayment or spaced sheathing is what good installers use.
- Maintenance. Below.
The maintenance that is actually the product
- Every year: a look at the roof, ideally in spring after the winter storms: slipped or split pieces, moss, debris in the keyways, flashing and gutters
- Every 3–5 years: professional cleaning. Moss and debris removed, keyways cleared, low pressure only; a power washer destroys a cedar roof
- Every 5–7 years: fire-retardant or preservative re-treatment, sooner on exposed sites
- As needed: flashing, fasteners and gutters renewed as salt takes them, separately from the wood
A cedar roof that gets this reaches 30–40 years. One that does not is a 20-year roof that cost twice what asphalt did.
The specification that survives the ocean
On the beach and the open fields, cedar works only when the details do:
- Stainless steel fasteners (steel nails rust, stain and let go)
- Copper or stainless flashing and valleys
- Breathable underlayment or spaced sheathing, with ice-and-water shield at eaves and valleys
- Fastening pattern and ridge detailing rated for wind uplift
- Grade and thickness chosen for the exposure, not the price sheet
Installation takes about 3–6 days for a typical roof, plus permit lead time (Village of East Hampton 2–4 weeks; the Town of East Hampton has reported a 16–20 week backlog; the Town of Southampton is generally faster and often does not require a permit for a re-roof that stays above the sheathing).
Review rules, village by village
- Village of East Hampton (Huntting Lane, Main Street, Ocean Avenue, The Hook historic districts): a new wood-shingle roof is exempt from Design Review Board review. A change to another material generally needs a Certificate of Appropriateness.
- Sag Harbor Village Historic District: any change to a roof visible from a street or neighboring property needs a Certificate of Appropriateness from the Board of Historic Preservation and Architectural Review, so cedar-to-cedar is the simplest path and cedar-to-asphalt is a hearing.
- Southampton Village: exterior changes in the historic districts go through the village's architectural review board; check before ordering material.
- Bridgehampton and Amagansett Main Streets are National Register districts; the listing itself does not trigger review, but town landmark rules can apply to designated houses.
When cedar is the wrong roof
- You will not maintain it. If the cleaning and re-treatment schedule is not going to happen, choose something else now rather than in 20 years.
- The roof is on the beach and the budget does not stretch to stainless and copper detailing. Cheap cedar by the ocean is the worst of both.
- Fire concerns on a wooded lot where a treated product is not acceptable to you or your insurer.
- The house is modern and the architecture wants metal or membrane.
The alternatives, honestly
- Synthetic slate ($1,155–1,890 per square on Long Island, 40–50+ years): the slate look, cedar-adjacent money, no maintenance schedule.
- Standing seam aluminum or copper ($1,050–1,785 per square for steel or aluminum, copper $2,000–5,000; 40–70+ and 70–100+ years): the best wind roof, and it shrugs off salt.
- Designer asphalt ($800–1,200 per square, 25–40 years, some lines wind-rated to 130 mph): the budget choice that still looks like a roof from the road.
- Natural slate ($2,000–3,500 per square, 75–200 years): for estates that will keep it a century and framing that can carry it.
The 25-year math
Take a 30-square roof. General cedar at about $38,000 over 30 years is roughly $1,270 a year before maintenance; add a cleaning every 4 years and a treatment every 6 and it is closer to $1,500. Standing seam aluminum at about $42,000 over 50 years is about $850 a year with almost no maintenance. Designer asphalt at about $30,000 over 30 years is about $1,000. Cedar is not the cheapest roof on the South Fork. It is the right roof for a lot of South Fork houses, which is a different statement, and the point of this guide is to let you make it on purpose.
