What's the best roof for a beachfront Hamptons home?
There is no single answer, but there is a short list. Standing seam in aluminum or copper handles wind best and shrugs off salt (40–70+ years for aluminum, 70–100+ for copper). Natural slate lasts 75–200 years and resists wind once properly hung, with copper fasteners. Cedar is the traditional choice and works if it is fastened for wind and maintained on schedule, at the short end of its 20–40 years. Architectural and designer asphalt is the budget option, with some designer lines wind-rated to 130 mph. Whatever the covering, the details decide it: full ice-and-water shield, stainless or copper metal.

The site sets the rules
Beachfront in the Hamptons means sustained wind, salt spray, wind-driven rain and nor'easters arriving over open water. Every roof material on this page can survive that; what separates them is how much maintenance and detailing each needs to do it, and what it costs.
The candidates
Standing seam metal (aluminum or copper). The best wind roof once the clips and seams are right. Aluminum does not rust; copper never needs coating and lasts 70–100+ years. Steel is the wrong alloy by the ocean. Cost: about $1,050–1,785 per square on Long Island for steel or aluminum, $2,000–5,000 for copper.
Natural slate. Heavy, which is good in wind, and good for a century or two. Needs framing that can carry it and copper fasteners, and a roofer who works in slate. About $2,000–3,500 per square nationally.
Cedar shake or shingle. The look the Hamptons was built on. On the beach it needs wind-rated fastening, stainless nails, copper or stainless flashing, and the full maintenance cadence (clean every 3–5 years, re-treat every 5–7). Expect the short end of 20–40 years. About $900–1,620 per square, premium hand-split to $2,800.
Designer and architectural asphalt. The practical budget choice; some designer lines are wind-rated to 130 mph and last 25–40 years. About $530–795 per square for architectural, $800–1,200 for designer.
Synthetic slate. The slate look without the weight, 40–50+ years, about $1,155–1,890 per square on Long Island.
The details that matter more than the material
- Ice-and-water shield over the whole roof, not just the eaves
- Stainless or copper fasteners and flashing; no galvanized steel by the water
- Ridge and rake details rated for wind uplift
- Gutters in copper or heavy-gauge aluminum
The one number we will not give you
Design wind speed. Published figures for East Hampton and Montauk disagree (anywhere from 110 to 150 mph depending on the source and the code edition), and the right value for a given parcel is an engineer's call. Ask the roofer or architect what wind rating the roof system is specified to and make sure it is written down.
