Do I need a permit for a roof replacement in East Hampton?

Town or village

"East Hampton" is two jurisdictions. Inside the Village of East Hampton (roughly the area around Main Street, the ocean lanes and Georgica), the Village Building Department issues permits and the Design Review Board oversees the historic districts. Everywhere else in the Town of East Hampton, including Springs, Northwest Woods, Wainscott, Amagansett and Montauk, the Town Building Department does.

When a permit is needed

The Suffolk County pattern, which both jurisdictions follow in practice: a full tear-off to the sheathing needs a building permit; a recover over an existing single layer often does not. Replacing decking, changing the roof structure, or adding skylights always does. Historic districts

A new composition (asphalt) roof is exempt only if it is rectangular, small-scale and a uniform dark gray or brown no lighter than weathered wood. Anything else that changes the visible material needs a Certificate of Appropriateness, which takes additional weeks and can change the answer.
