FAQ

How much does a roof replacement cost in East Hampton?

In 2026, a full tear-off and replacement on Long Island runs about $530–795 per square (100 sq ft) for architectural asphalt, $900–1,620 for cedar, $1,050–1,785 for standing seam metal and $1,155–1,890 for synthetic slate; natural slate is $2,000–3,500 per square nationally. A typical 2,500–4,000 sq ft East Hampton roof is 25–40 squares, so asphalt lands around $13,250–31,800 and cedar or metal well above that. East Hampton jobs tend to sit at the top of the ranges because of access, roof complexity and material grade.

The per-square math

Roofers price by the square, 100 square feet of roof surface, and the surface is larger than the footprint because of pitch and overhangs. A 2,500 sq ft house with a moderate pitch often carries 25–30 squares of roof; a large Hamptons house with wings, dormers and porches can carry 40 or more.

2026 Long Island installed ranges, tear-off included:

Material Per square 30-square roof
Architectural asphalt $530–795 $15,900–23,850
Cedar shake / shingle $900–1,620 (premium hand-split $1,600–2,800) $27,000–48,600
Standing seam metal $1,050–1,785 $31,500–53,550
Synthetic slate $1,155–1,890 $34,650–56,700
Natural slate (national) $2,000–3,500 $60,000–105,000
Copper (national) $2,000–5,000 $60,000–150,000

What pushes an East Hampton quote up

  • Access and staging. Village lots with mature trees, narrow drives and no place for a dumpster cost more in labor than an open lot.
  • Complexity. Every dormer, valley, chimney and skylight adds flashing and time. Hamptons roofs have a lot of them.
  • Material grade. Premium hand-split cedar, thick slate, copper details. These are normal specifications in the village and south of the highway, not upgrades.
  • Exposure details. Full ice-and-water shield ($4.00–5.50 per sq ft installed), stainless or copper fasteners and flashing on oceanfront sites.
  • Decking. Rot found at tear-off is priced per sheet; budget for some on any roof past 25 years.
  • Permits and review. The Village of East Hampton has been issuing building permits in about 2–4 weeks; the Town of East Hampton has reported a 16–20 week backlog. In the village's historic districts, a visible roof-material change needs design review, which takes time and sometimes changes the material.

What a fair quote looks like

It names the material and grade, the underlayment, where ice-and-water shield goes, the flashing metal, the ventilation, the decking price per sheet, the disposal, the permit, and the warranty on labor as well as material. A single number on a business card is not a quote.

Overlay

If you have a single layer of asphalt on a sound deck, an overlay is 20–40% cheaper but lasts 15–20 years instead of 25–30 and cannot be done over two layers, over slate or tile, or on a wet deck under New York code.
