How much does a roof replacement cost in East Hampton?

The per-square math
Roofers price by the square, 100 square feet of roof surface, and the surface is larger than the footprint because of pitch and overhangs. A 2,500 sq ft house with a moderate pitch often carries 25–30 squares of roof; a large Hamptons house with wings, dormers and porches can carry 40 or more.

What pushes an East Hampton quote up
- Access and staging. Village lots with mature trees, narrow drives and no place for a dumpster cost more in labor than an open lot.
- Complexity. Every dormer, valley, chimney and skylight adds flashing and time. Hamptons roofs have a lot of them.
- Material grade. Premium hand-split cedar, thick slate, copper details. These are normal specifications in the village and south of the highway, not upgrades.
- Exposure details. Full ice-and-water shield ($4.00–5.50 per sq ft installed), stainless or copper fasteners and flashing on oceanfront sites.
- Decking. Rot found at tear-off is priced per sheet; budget for some on any roof past 25 years.
- Permits and review. The Village of East Hampton has been issuing building permits in about 2–4 weeks; the Town of East Hampton has reported a 16–20 week backlog. In the village's historic districts, a visible roof-material change needs design review, which takes time and sometimes changes the material.
What a fair quote looks like
It names the material and grade, the underlayment, where ice-and-water shield goes, the flashing metal, the ventilation, the decking price per sheet, the disposal, the permit, and the warranty on labor as well as material. A single number on a business card is not a quote.
Overlay
If you have a single layer of asphalt on a sound deck, an overlay is 20–40% cheaper but lasts 15–20 years instead of 25–30 and cannot be done over two layers, over slate or tile, or on a wet deck under New York code.
